As you aware, the City Council, at their October 26, 1999 meeting, approved the site plan
changes and the amended conditional use permit for the expansion of Stillwater Ford. The
City Council did not act upon the request for the expansion of the major auto repair use.
Additionally, the Planning Commission had tabled the request for expansion of the major
auto repair. In that the City Council amended the B-2 District to allow for major auto repair
as an accessory conditional use, the Planning Commission can move forward on
consideration of the Stillwater Ford request.
A review of the Stillwater Ford request is found in the October 22, 1999 planning report.
If the Planning Commission recommends favorably to allow for an expansion of major auto
repair at Stillwater Ford, the following conditions should be considered:
All automobile repair activities shall be conducted within the principal structure and
all exterior service access doors shall be kept closed at all times, except for moving
vehicles in and out of the service area.
There shall be no exterior storage of automobile parts, parts cars, or related items
on the site. All storage shall be internal to the building. All cars to be stored
outside of the building shall be in full working order.
3 All noise created from operations on the site shall be in conformance with Section
401.15.B.11 of the Zoning Ordinance.

4. The applicant shall receive and retain any licenses or permits required by
Washington County and the Minnesota Pollution Control Agency.
