Meeting
Please be advised that I have received a letter from Mr. Denny Hecker of Stillwater
Ford requesting to be heard at the city council meeting of 4/24101 regarding their
temporary need for relief from our Zoning Ordinance.
Stillwater Ford began parking excess cars at the Rainbow Foods site on Thursday,
4119191 and were subsequently advised that this use was not allowable under the
existing planned unit development approvals for Oak Park Ponds.

Dear Ms. Danielson:
Pursuant to our discussion late Friday afternoon, I Would like to ask the
City of Oak Park Heights for a temporary relief from the zoning regulation
until we resolve the permanent solutions.
The Ford dealership currently has new vehicles parked on Rainbow's lot
due to the final phases of construction. Ford has sent us our total extra
allocation for our grand opening almost all at once. We are under intense
pressure for parking. As part of our new construction we also added
several new service bays for future growth. While good fortune has come
to the dealership, we have just about doubled the number of vehicles we
repair daily and that comes even before the construction is complete.
Therefore, I believe We have a couple of options to hopefully resolve the
long term problems:
1. Blacktop approximately one (1) acre directly across the street next to
Arby's for new vehicle storage. This property Was originally part of
the dealership until the new road came through.
2. We are in discussion with St. Thomas School regarding the property
directly behind Rainbow that we believe Robert Brakke has donated to
the school. That site, if the economics work out is probably our first
choice, leaving Option #1 available for a fast food restaurant.

3. In the immediate short term (90 days or less) be able to reduce our new
car inventory but store the vehicles that we cannot accomodate at
Stillwater Ford on the Rainbow lot with their approval as well as
approval from the City of Oak Park Heights.
4. I have signed a Purchase Agreement for the land across the street from
Stillwater Motors. It is approximately ten (10) acres and I am currently
considering all possible options for this land.
5. Routson property: In December of 2000 I purchased the dealership and
real estate from the Routson family. we are currently reviewing all
options including redeveloping this site with or without the dealership
at this location. It makes the most sense to not have blacktop on the
vacant land to the rear until we complete our study as to the usage of
this property for a ear dealership or other use.
I am asking for ninety (90) days for parking vehicles at Rainbow to
complete the above study. Please feel free to contact me with any
