RE: D. Hecker's Stillwater Ford — CUP Issued 12/1/95; Amended 10/23/01 & 1/8/02
Dear Ms. Schuldt,
The City and its consultants have had an opportunity to review the documents and conditions placed on the
above property as issued under the CUP documentation. As of this date, it appears that the facilities are in
compliance with such terms and conditions. Also, pursuant to the parking plan as recently submitted, there
appears to be adequate on-site parking at the Ford facility to meet the terms and conditions of the City's
parking requirements without the need of the off-site parking. Please note that these compliances may lapse
in the future, warranting further review and enforcement by the City. All facilities must maintain
compliance in perpetuity.
However, there does not appear to be a major hindrance in vacating the CUP as previously issued by the
City. In concept, with the proper vacation of that CUP, the Neal Ave. site could be sold and developed
pursuant to the terms and conditions of City Ordinance. I would however caution you that once the CUP is
vacated it cannot be regained without moving through the full reapplication process and even then there is
no guaranty. Effectively, that site would become unusable for off-site parking for the Ford operations.
