Ia �a January 15, 2016 Mr. Will Isaacson Isaacson Children's Property Co. 8027 N. 50th St. Lake Elmo, MN 55042 Re: Oak Park Plaza, 14375 60th St. N., Oak Park Heights, MN 55082 Dear Mr. Isaacson, We have spoken about maintenance, general upkeep and sign related issues with regard to Oak Park Plaza. Areas of issue include the following: 1. Building façade: There are holes where signs have been removed from the building façade. These need to be filled and painted to blend with the building façade. 2. Building Exterior Lighting: The lights at the building exterior are not full cut off. City Ordinance 401.15.B requires that lights be fully cut off so that the light display downward and not in an outward fashion. A copy of this ordinance is enclosed for your use. 3. Trash Enclosure: A trash enclosure needs to be placed at areas of trash container locations. Those in place that arQ in need of repair need to be repaired. 4. Parking and Roadway Areas: There are a number of significant sized pot holes in the parking and roadway areas. These present a safety hazard and need to be repaired. 5. Business Signs: Business signage is not being removed at tenant departure from the freestanding multi-tenant sign. All business signs are to be removed as per City Ordinance 401.15.G (enclosed) within 30 days of tenant departure. New tenants are required to submit a permit application for new signage prior to placement of any new signage to the building or the multi-tenant sign. All signage not associated with a business currently in the retail center is to be removed. 6. Tenant Space Remodeling: When a new tenant occupies a space at the retail center or an existing tenant relocates within the center,they should contact the City to determine what, if any,permits are needed for the use and/or remodeling of the space. Please be sure that your tenants are made aware of this. Tree City U.S.A. The above items may not be inclusive of attendance needed at the site, but serves as a starting point by which we can work together to attain site compliance. Please review the above and prepare a work plan to address the sites needed maintenance and upkeep this spring. Compliance and attention is required to be completed and City will follow-up to ensure items are addressed. However for starters,please provide to me a clear work plan and your schedule to address these concerns no later than February 16, 2017. Your prompt attention is required.
