Dear LaVonne,
We have reviewed the site plan for a proposed Holiday Station and convenience
store on the southeast corner of Osgood Avenue and the south T.H. 36 frontage
road. While not shown on the plan, it is assumed that water and sewer service
will be obtained from the former Standard Station service lines. Two access
locations are proposed, one being 35 feet in width on the frontage road and a
common access with the property on the south to Osgood Avenue. It is sugges-
ted that the Osgood approach be limited to 32 feet which should accommodate
tankers and that a 35 foot wide approach be allowed on the frontage road be-
cause of the angular layout of the roadways in this location. Permits must be
obtained from the various road jurisdictions before entrances can be built or
relocated.
A grading and drainage plan has not been submitted to date but we understand
one is to be furnished at a later date for our review and approval.
While not totally relating to engineering, it is suggested that the City may
want to allow the applicant to not pave some of the parking spaces shown.
While the ordinance requires the number of spaces provided, this type of fa-
cility typically does not need this quantity. Approval could be conditioned
on paving additional spaces if and when parking problems warrant extra spaces.
It is hoped that the comments contained herein will assist you and the City
Council in reviewing this proposal.
