HomeMy WebLinkAbout1987-11-20 City Planner Memo to OPH Re CUP & Curb Cuts NMI northwest associated consultants, inc. MEMORANDUM TO: LaVonne Wilson FROM: Curtis Gutoske DATE: 20 November, 1987 RE: Holiday Station - Conditional Use Permit FILE NO: 798.02 - 87.12 Within the review of the Holiday Station proposal , it was found to be acceptable to have the curb cuts to Osgood Avenue and the Frontage Road to exceed 24 feet in width. This however, according to.. the ordinance, requires a separate Con- ditional Use Permit. It was recommended in the report that these curb cuts be included in the Conditional Use Permit required for the entire proposal . While technically separate C.U.P'S should be applied for, our office felt because of the common occurrence of curb cuts exceeding 24 feet in width in addition to the proposed curb cuts receiving the approval of the City Engineer, they could be included in the initial Conditional Use Permit. Another point raised because of this is the.need for individual Conditional Use Permits required for curb cuts exceeding 24 feet in width. Because it is generally a specific detail which stems from circulation concerns regarding truck manuevering, the City, might wish to consider amending the ordinance to eliminate.the need for a Conditional Use Permit. An alternate:method this could be handled is to require the City Engineer's approval for all curb cuts which exceed 24 ffet in width. In several other of our cities, this is the way in which curb cuts exceeding the ordinance requirements are handled. Please call if you have questions or if the City wishes to pursue such an amendment. 4601 excelsior blvd., ste. 410, minneapolis, mn 55416 (612) 925-9420
