MEMORANDUM TO: Frank Leier FROM: Curt Gutoske ,• DATE: May 9, 1988 RE: Oak Park Heights - Holiday Station FILE NO: 798.02 - 88.02 Following our phone conversation, I have further reviewed the allowable signage for the Holiday Station Store. Below is an outline of the signage permitted and the signage being proposed. Type of Sign Area Allowed Area Proposed Comments 1 Freestanding Sign 150 s.f. 72 s.f. Second free standing sign is not allowed *The site plan indicates a wall sign that is 3' X 25' in size while Box 1 of Page A3 indicates a wall sign that is 33' - 0" X 5' - 2". The latter sign exceeds the allowable area by being 170 s.f. in size. The sign identified on the site plan (Page Al) conforms to the ordinance maximum and is the sign that should be approved. The 4' X 8' mount is not allowed as it represents a second freestanding sign. The sign should be eliminated from the signage plan. In addition, the setback for the freestanding sign should be measured perpendicular from the property line. The site plan shows this setback in a straight north/south direction which puts it at an angle to the property line. The sign will have to be moved slightly closer to the building to achieve the proper setback. If you have any questions regarding the above information, please call . cc: LaVonne Wilson 4601 excelsior blvd., ste. 410, minneapolis, mn 55416 (61 2) 925-9420 ".'"4 r-11.0.--- MEMORANDUM TO: File FROM: Curt Gutoske DATE: 10 February 1988 RE: Holiday Station - Minor Subdivision FILE NO: 798.02 - 88.02 In a conversation with Lyle Eckberg this afternoon, it was agreed upon that the Holiday Station minor subdivision request should have contained a registered survey. However, at the 8 February Council meeting, the City Council approved the subdivision without a registered survey. Bruce Foltz, land surveyor who prepared the property' s site survey, indicated that there are no statutes which can require a registered survey after City approval is received. The concern arises then of what means will the property's three parcels be combined into one. Fortunately, the metes and bounds legal description describes the three parcels in a single description and does not reference any of the parcels individually. Also, once the title of the property is deeded over from Breckenridge Develop- ment to the Holiday Properties , the property will be of a single parcel via the title ownership. In addition, concerning the extensive legal description, Mr. Foltz indicated to Mr. Eckberg that the Title Insurance Company involved in the transaction would not proceed to insure the title without the legal description presented. This is due to the overlaps in property description existing between the old Amoco site and the Greenbrier Office Building to the east.
