Dear Mr. Young:
The City is in receipt of your application materials submitted on May 11, 2016 for the
construction of the Oak Park Heights Furniture Warehouse/Simonet's development on
Memorial Avenue North, Southwest of 58th Street. The application consists of requests
for a Preliminary/Final Plat, and Design Guidelines/Site Plan Review. With this letter
we are notifying you that the application is not complete. The City will deem it complete
with receipt of the following items by May 25, 2016:
1. Provide a project narrative for the development.
2. Replace the street name for Morning Dove Avenue to Minnesota Avenue North
on all plans.
3. Provide a mechanical screening plan for the roof structure.
4. Provide color elevations of the building.
5. Provide a building materials board.
6. Will there be an exterior trash enclosure or will these materials be stored inside
the building?
7. Provide locations and fixture specifications for any building lighting.
8. Identify how the signage shall be illuminated.
We would invite you and your representatives to a staff meeting on May 25, 2016 at
10:00 AM at City Hall to discuss these issues and address any questions you may have.
If all of the application materials are submitted as requested, the Planning Commission
would consider the application at a meeting scheduled for June 9, 2016 at 7:00 PM in
the City Hall Council chambers.
Pursuant to Minnesota Statutes 15.99, Sub. 3(f), the City of Oak Park Heights is
herewith extending the period of time for agency/city review of the application for an
additional 60-day period (for a total of 120 days from the date of a complete application)
inasmuch as the City has determined that additional research and study by the City staff
relative to the complexity of the project as proposed will be required.
