The site was modeled in HydroCAD, utilizing Atlas 14 rainfall depths. It is our understanding that a regional pond located to the south satisfies the City and Watershed storm water requirements for this development. Onsite BMP's will consist of grass swales and ditch drainage pre-treatment devices (Rain Guardians) to provide additional pre-treatment for runoff from the site. The proposed site will consist of a 20,428 s.f. warehouse with associated parking and landscape areas. The future 7,866 s.f building and parking expansion areas are also incorporated in the drainage design. The site is divided into two drainage areas with a portion of the site's stormwater runoff flowing northwest, discharging into the eastern Memorial Ave ditch(DA- S5). The remainder of the site's stormwater runoff will flow southeast and discharge into an existing swale (DA- S3). In addition to this project site, the adjacent developments are included in this drainage analysis to properly size the culvert and drainage swales. The proposed culvert under the proposed drive way along Memorial Ave. was sized to accommodate future development area northeast of the project site (DA-S8). The calculated flow for a 100- year event is 15.6 cfs. The proposed 21"RCP culvert at 1% has capacity for this flow. The existing swale has a 6 to 9 foot ditch bottom and 6:1 side slopes. Assuming a Manning's n=0.035 the depth of flow in the ditch is approximately 0.73 feet or 9 inches.
