The subject property is zoned B-3, Hi Business and Warehousin which lists tgauto service centers" as conditional uses. It is the applicant's intention to occup the northern 3,900 s feet of the existin 7,032 s foot buildin and renovate the space to accommodate their business needs. The existin "DDD LL C developmenty$ was approved in 2001 as a PUD that allowed the pro to be constructed in two phases. In the Sprin of 2003, the ori plan was revised to allow a downsizin of the sub buildin ( Buildin g 2 and an increase in the size of the parkin lot. The southern half of the subject buildin is presentl occupied b the Stillwater Auto Clinic. I Accordin to the applicant, AAMCO Transmission is a specialized transmission and repair center which is complementar to a repair shop such as the Stillwater Auto Clinic. T an outside vender provides tanks for transmission fluid, oil, etc. and periodicall removes wastes and refills the tanks. All of the tanks will be stored indoors in compliance with buildin and fire codes. Normall the business emplo five persons.
