RE: Oak Park Hei — Villa Area, East of Sta Trail,
Rezonin to R-1

As y ou are aware, the residents of the Villa Area, east of Sta Trial have
petitioned to rezone the area from R-2, Low and Medium Densit Residential to R -1,
Sin Famil Residential ( see attached The Cit rezoned the Villa Area to the west
of Sta Trail from R-2 to R-1 in 1999.
The Comprehensive Land Use Plan map desi the area in q uestion as Business/
Residential Transitional. The residential area to the west is desi as Low Densit
Residential. The text of the Comprehensive Plan, specificall found in Plannin District
9, does not discuss the potential for future land use or redevelopment of that area
desi for Business/Residential Transitional. The Plannin Commission had seen
this area as havin the potential for redevelopment, possibl with mid to hi densit
or as business/warehousin use with orientation to the south and access off of 56
Street/Count Road 28.
The current re for rezonin has been made to the Cit Council. If the Council
desires to move forward on consideration of the re the should direct the Plannin
Commission to hold a public hearin on the rezonin as well as an amendment to the
Comprehensive Plan Land Use map. In this case, the Comprehensive Plan will need to
be chan in that a low densit zonin for the propert should be supported with the
same low densit classification on the land use map.
In that our office has done extensive review of the Villa Area and has studied the
comprehensive plannin and zonin issues for this area in the past, we could complete
the anal and all follow-up throu the Cit Council consideration for a not to exceed
fee of $1, 000. oo. If our work on this project is less than $1,000.00, we will char
actual costs. If the costs are over $1,000.00, the Cit will not be char for the
