The City has had an opportunity to review the materials you have submitted on December 28 2004. The
maj ority of the items appear to be in place, but the following items remain outstanding. This information
must be received by the City by Wed, December 12 2005. Once received, your application will be
deemed complete and the application may proceed forward. This date will allow the City one day to
perform a final review and present such information to the Planning Commission.
1) GME indicates letter states " .....backfill the excavations to original grade with a suitable soil."
"Suitable soil" needs to be defined /quantified as to what type of material this is. Please submit brief
summary of this material.
2) The property survey /lot dimension plan requirement is not met by what has been submitted. The City
needs a document that property lines with actual dimensions /bearings. Additionally, the exact
locations of the excavations should be shown (via a record plan) for documentation purposes. Please
remit a revised site plan/survey depicting this information.
3) GME indicates that no drainage & grading plan was submitted because nor permanent grade changes
are proposed. While this is true, a plan showing contours /elevations must be submitted to verify
grades (previously proposed developments in this area had shown this information so it shouldn't be
difficult to acquire), and an erosion and sediment control plan must be provided. If backfilling will not
occur for 2 — 3 weeks after excavation, the security fencing shall be installed around each excavation,
please show such fencing on the plans. Alternatively, backfilling could occur immediately.
4) Only one access to 58 Street is allowable, there should not be any to Oakgreen Ave. You indicate
protecting curbs and landscaping to 58 Street and Oakgreen Ave? Please revise site plan with one site
access.
