Preliminary Grading Plan Review

Dear Mr. Melena:
We have reviewed the preliminary grading plan for the Boutwells LandingNalley Senior Service
Alliance development as submitted by Ulteig Engineers, Inc. and have the following
comments /recommendations :
1. Enlarge Pond B and modify Pond C, Pond D and Wetland 13 as indicated in the attached
May 11, 1999 memo. In addition, the enlargement of Pond B should take place on the north
end of the pond where the 18" stub from 58 Street /Outlot A will most - likely enter, but
should not move any closer to 58"' Street.
2. The typical pond liner section for Ponds A, B, C & D (Section A-A) should show the 10'
wide aquatic bench with I' of slope. The plan view contours appear to incorporate this
bench. Also, label top of berm and overflow elevations on the plan.
3. Provide maintenance access to any "isolated" structures and pipe, such as the outlets from
Ponds B, C and D. This can be accomplished by providing sufficient overland grades for
maintenance vehicles (need not be paved or gravel).
4. Several other issues relating to specifics of pipe sizes and /or slopes and connecting the
wetlands along the westerly portion of the property (Wetland Complex 14) will need to be
addressed in the final storm sewer design, but do not affect the proposed grading plan.

This memo excerpts comments from our 4/22199 and 4129 99 memos regarding Boutwell's Landing. These
specific excerpts regard pond grading,

Acceptable with grading shown.
Assuming that an 18 -inch stub is provided for outlot A (which encompasses approximately 11 acres of
future commercial development north of 58"' Street), then outlot A will require approximately 2 ac-ft of flood
storage to reduce 100 -year peak flow to that stub's capacity, which we estimate at approximately 10 cfs.
This could be provided in the form of a dry pond north of 8' Street. This flow should be routed through
pond B to take advantage of the water quality treatment volume provided there. This wet volume or dead
storage is sufficient to handle flow from outlot A and treat to the extent proposed by the AASWMP,
The additional volume from outlot A requires flood storage expansion of pond B. We recommend pond E3
be expanded according to the following:

We also recommend a 937.0' riprap overflow and top of berm at 933.0'. With the single 30-inch pipe
proposed previously and this pond expansion, we calculate a HWL of 936.7' and a 100 -year peak flow of
24.2 cfs.
Ponds C and D
In order to avoid general overflow across pond berms for the design rainfall event and fully utilize the
proposed outlet pipes, we recommend the following revisions to the design of ponds C and 0:
1. Raise the top of berm on both ponds to 934.0'.
2. Provide two 14 to 15-foot riprap overflows at 933.0'. One would allow overflow from pond 0 into
wetland complex 1 4. The other would allow overflow from pond C into wetland 13.
3. Pond areas are otherwise sufficient.

We recommend against the creation of islands within this wetland and our calculations (detailed in previous
memos) assume that these will not be constructed.
