Re: Accessory Structure (Shed) CUP Requirement
Dear Mr. Fena:
Thank you for stopping by to discuss your desire to have a storage shed installed at the
condominium complex at 14820 57th St. N.
Following up on our visit and telephone conversation of yesterday afternoon, please be advised
that section 2 of City Ordinance 401.15.D (enclosed) does not allow storage sheds to be located
to any part of a yard area, except for the rear yard, except by approval of a conditional use
• permit.
You mentioned the land is common property to all of the homeowners at Sunview IV.
Accordingly, a request for a conditional use permit to place the storage shed at the front yard and
any work permit request for a shed placement must be requested through the Homeowner's
Association(HOA) and be signed by an authorized party of the HOA.
In the absence of an HOA, City Ordinance does not allow for permit issuance to an individual
homeowner, who does not also have sole ownership of the land.
I have enclosed a Development Application for your and the HOA's review and use, should the
HOA wish to pursue a conditional use permit for the shed placement. Please feel free to contact
