Menards is in receipt of your notice regarding the request to consider an amended
concept plan for the Valley Senior Services Alliance Project South of 58th Street at Norell
Avenue.
Menards would like to make it clear that it favors the growth, prosperity and
development of the City of oak Park Heights. while Menards does not oppose the proposed
development, Menards does, however, hold some reservations and concerns regarding
residential development near heavy commercial areas. The operation of the Menards store,
like the other commercial establishments in the area, generate a certain level of noise, traffic
and lights. Menards encourages the Planning Commission to consider these factors in
determining the appropriate design and use of the property in question during the review of the
pending development requests. Menard, Inc, mentions this now to preempt any potential
objections by the City and any present or future owners of any newly - created residential
development to the continued operation of its retail store or the growth and prosperity of the
commercial area near its store.
Menards respectfully requests that any development application be considered with the
above mentioned concerns noted and continued on the understanding by all parties that any
residential development will in no way impair the future operation of the Menards retail store.

1998 hearing.
