RE: oak Park heights — Boutwells Landing: Trash Enclosure Area
FILE NO: 798.02 — 02.05
A landscape plan has been submitted for the Boutwells Landing project at the
1
intersection of 58 t g p ro street and Norwich Parkway (see attached). The ur ose of the
p p
additional landscaping is to provide a screen for the trash dum ster area adjacent to the
p
building. The building plan, approved as part of the General Plan, included an area
within the building for the dumpsters. After the building was constructed the Building
Official realized that the site plan /building plans had changed such that the dumpsters
9 p
would be stored in an area outside.
As the dumpster area exists today, it is at a grade lower than 58 street but still visible
from the roadway and sidewalk. The City requires that all dumpsters be screened. The
grade of the driveway in front of the dumpsters would not allow for a roof structure to
cover the dumpsters. For the same reason, gates would also not be p ractical. The
project architects have proposed landscape materials that would provide the necessar
screening from the roadway. Kathy Wilson, the City Arborist, has reviewed the p lan and
has asked for further clarification on size of the materials, but finds the species and
placement acceptable.
The City council should review the plan and comment on this minor site e. lan change.
g
With Council approval, Boutwells will complete the landscaping his Spring.
