Dear Tom:
It is my understanding from our phone conversation last week that if we get our
application for PUD rezoning concept plan approval in to the City by June 26 we may
expect to have public hearings before the Planning Commission on July 16 and the City
Council on July 28 we will be doing everything possible to work towards that deadline
and are anxious to get through the City's concept stage approvals in July.
We need to develop more specific financial proformas at this stage in the project
planning. Some of the financial pieces we need to clarify include various City fees and
charges. I realize that most of them we should get from the Planner and Inspector and
plan to fax them copies of this letter as well. Our current project program is listed below
to assist in computations. If there is other information you or your staff needs to give us
an estimate of the charges, please have them call me.

There are some assumptions we are making that should be clarified as well, One is that
there will be no Park Dedication fee because we are donating land for a park. Another is
that we plan to seek tax increment financing for the public improvements, more
specifically the park and the major roadway and boulevard development costs. We will
also need to finance the development with revenue bonds through the City. We are not
assuming that there will be City fees for issuance of the reveune bonds.
We are very excited about the project and are encouraged by the response from the
neighborhood, City officials, and staff. We look forward to working with you to get this
development underway and feel it will be an asset to the community in many ways.
