Below are some thoughts based on what you sent over a couple weeks ago: • This property has access to the large parcel across the ravine. Will the landscaping operations expand into this parcel? • The temporary stock piles located just east of the drainage break on the property. Truck traffic,daily operations of retrieving materials, and stormwater runoff are the primary sources for contaminant migration toward the ravine or off site to the street. • Perimeter sediment control should be implemented along the downgradient western edge of the pile area to prevent sediment migration. A healthy stand of dense vegetation along the western sloping portion of the site could function to filter stormwater runoff prior to discharge to the ravine. • Site housekeeping such as vehicle washing (with proper disposing of wash water), and street sweeping should be implemented for sediment control. • There is mention of future storage bunkers in the letter from the City's Planning consultant. These will go a long way to containing contaminants from the stock piled materials if arranged to prevent material or rain water runoff from migrating toward the ravine.
