Expansion at � 3'15 Norell Avenue North FI NO: i 98.02 — 04.15 Dear Mr. Miller: The City of Oak Park is in receipt of your application submitted January 12, 2005 seeking consideration by the city for your project. The application consisted of requests for conditional use permits for automotive related uses, open and outdoor storage and open and outdoor sales; subdivision; variances for signage; and site plan and buildin design review. With this letter, we are notifying you that your application will be deemed complete with receipt of the following items by January 25, 2005, if the materials are not submitted by that date, the application will be deemed incomplete and will be rejected by the city. 1. A traffic impact analysis. 2 . A complete sign plan that indicates monument sign locations. Elevation diagrams should indicate dimensioning of all proposed wall signs. 3. Percentages of glass area, brick area, B1FS area, and any other proposed building material for the front fagade. 4. lighting plans that show all fixture locations, future styles, and photometrics of the site. This includes all parking lot and exterior building lights. 5. A perspective diagram with landscaping and fencing, showing the rear fa ade from the Boutwells Landing project, south of 58 th Street. 0. A materials board will be required at the February 10 Planning Commission meeting. Staff reviewed the application materials at a meeting on January 19, 2005. There were significant concerns with the location of the northerly entrance onto Norell Avenue, with the minimal setback area and lack of landscaping adjacent to 50 Street, and with the amount of mechanical equipment that would be visible from three of the four facades. We would invite you and your representatives of oval -Mart to a staff meeting n January rY 20 2005 at 9:45 AM at city Hall to discuss these issues and address any questions Y ou may have. Mr. Erik Miller Page 2 If all of the application materials are submitted as requested, the Planning Commission would consider the application at their meeting scheduled for February 10, 2005 at 7:00 PM in the City Hall council Chambers. Pursuant to Minnesota Statutes 15.09, Subd. 3(f), the City of Oak Park Heights is herewith extending the period of time for agency /city review of the application for an additional 60 day period (for a total of 120 days from the date of application) inasmuch as the City has determined that additional research and study by the City staff relative to the complexity of the project as proposed will be required.
