We have reviewed the preliminar plans for the proposed Walmart expansion as
Submitted, on December 15, 2004, b McCombs, Frank Roos and Associates, Inc.
Followin are our comments and/or recommendations.
Plat
1. Verif the existin propert line alon 5 Sth Street North's propert line.
Traffic/Site La
1. The la is bein submitted to Our traffic en for further review on the
entrances from Norell Avenue.
MNDOT Issues
1. In MNDOT's Concept F for Hi 36 the ali of the fronta road
passes throu the proposed g as station area.
Removal Sheet
1. Provide sheet showin all the removals on the site.
2. There appears to be existin utilities ( sanitar y manholes, g ate valves, storm
sewer, etc... that will be under the proposed buildin Are these utilities
bein removed?

Storm Sewer and Po ndin
I. Provide storm sewer sizin calculations.
2. Provide storm water pondin calculations for existin and proposed
conditions, includin all ponds.
3. What size is the e pipe between ponds?
4. To prevent erosion it is recommended that rip rap be placed at the flared end
sections.
General Comments
1. Submit details for all related civil site desi items. For example, structures,
castin g ate valves, t pavement section, erosion control items,
etc........
2. Current connection char will be applicable for the new propert bein
developed. Provide an accurate total s foota for this ac parcel.
3. A letter of credit will be re for an work within the ri of
Norell Avenue. This includes drivewa entrances and utilities.
The plans will re further review when items discussed in this letter are submitted.
