Thank you for contacting me regarding the proposed redevelopment activity at the Public Storage in the Kern Center in Oak Park
Heights,MN. From our discussion and information you sent over last Friday,I understand that the redevelopment activity will
decrease impervious area by 7,200 sq.ft.resulting in a net decrease in developed runoff from the site. I understand that all
disturbance activity and impervious will be within the Kern Center Pond subwatershed(highlighted in blue below). Although a
Brown's Creek Watershed District permit will be required,I agree that the project will be subject to the Kern Center Pond agreement
with the city of Oak Park Heights,which will satisfy BCWD Rule 2.0 Stormwater Management.

Hi Karen,
Thanks for taking the time to discuss the Public Storage project with us yesterday. As we discussed,attached is our
proposed grading and drainage plan and a memo discussing the proposed drainage system. As we discussed we have
submitted our CUP application to Oak Park Heights and one of their comments is that we confirm that the district is in
concurrence with our proposed drainage concept so we would appreciate some correspondence on this matter. Thanks

Re: Drainage Analysis
5710 Memorial Avenue N-Public Storage Redevelopment
Dear Eric,
This drainage memo has been prepared for the proposed Public Storage redevelopment at 5710 Memorial Avenue N in Oak
Park Heights.
The purpose of this letter is to demonstrate that the proposed drainage for the climate controlled storage building will meet the
requirements.
The existing site consists of eight typical roll-up style storage buildings and several space of RV/vehicle storage. This site
generally drains from northwest to southeast toward Memorial Avenue,however,the rear portion of the site declines in grade
significantly and drains to the northwest. The northwest 20%of the site contains grasses and heavy scrub while the southeast
80%is developed and either covered with impervious surface or formal landscaping.
The 120,300 sq.ft.(41,524 sq.ft.footprint)storage facility is located near the rear of the lot. To accommodate this building one
existing drive up unit and several surface RV/vehicle storage spaces will be removed. The net effect of this improvement is a
decrease in impervious area of 7,200 sq.ft.resulting in a net decrease in developed runoff from the site. Because of this
decrease in imperviousness additional water quality and rate control improvements are not anticipated.
Drainage from the building will be designed to discharge to a swale at the rear of the building and to a storm sewer in the drive
aisle fronting the building. Surface drainage will flow to a cross pan in the drive aisle fronting the building and collected by the
storm sewer system. This storm sewer system will discharge northwest down the slope and off the property to a pond
immediately across the property line following historic patterns.
The storm sewer for the site will be sized per the methods described in Technical Releases 20 and 55 and will convey the 100-
year runoff from the tributary area.
The facilities presented on this CUP application are in conformance with the Brown's Creek Watershed District and the City of
Oak Park Heights requirements.
