Application Review
The undersigned acknowledges that before this request can be considered and/or approved, all
required information and fees, including any deposits, must be paid to the City. An incomplete
application will be returned to the applicant. The application approval process commences and
an application is considered complete when all required information and fees are submitted
appropriately to the City.
Sixty (60) Day Waiver
The City hereby notifies the applicant that development review may not be completed within the
required 60 days due to public hearing requirements and agency review; therefore, the City is
exercising an automatic 60 -day extension for development review. Development review will be
completed within 120 days unless additional review extensions are approved by the
owner /applicant.
Professional Fee Responsibility
It is the understanding of the undersigned that all City incurred professional fees and expenses
associated with the processing of this request(s) will be promptly raid upon receipt. If payment
is not received from the applicant, the property owner acknowledges and agrees to be
responsible for the unpaid fee balance either by direct payment or a special assessment
against the property.
Applicants will be billed on a monthly basis for Planning, Engineering, Legal and Community
Development fees as they are accrued. Failure to pay administrative and processing fees in a
timely manner may result in denial of the application. All fees must be paid at the time of
application and shall be paid prior to the issuance of a building permit.
The undersigned applicant further acknowledges and consents that all unpaid fees owing the
City of Oak Park Heights shall be treated as unpaid utility fees and may be certified for
collection as with delinquent utility billings and may be assessed against the subject real
property if unpaid by October 31 of each year.

W.A.T.E. Enterprises, Inc. owns five buildings and H.S.I. owns one building in the
W.A.T.E. Addition of the Kern Center. W.A.T.E. Enterprises has an option to build two
more buildings on Lot 4, which would make a total of eight buildings, including H. S .I.' s
building.
Over the past several years we tried to sub /hire out the maintenance of the property and
buildings, but found that the service and quality was not acceptable and it was also too
costly. Therefore, we have decided to maintain our own buildings and property. This
means that we are in need of additional storage space.
At this time we are submitting plans to build a 32' x 128' storage building behind our
existing building at 5670 Memorial Avenue North. The storage building would be
constructed of the same building materials to match the existing building. Once
completed, all maintenance materials and equipment would be stored inside. This
includes storage of the following: grass cutting equipment, fertilizing equipment, snow
plowing equipment, sanding equipment, sweeping equipment, parking lot striping
machine, lifts, ladders, electric supplies, heating supplies, plumbing supplies, windows,
doors, hardware, garage doors and openers, carpet, tile, ceiling tiles and grid, salt, sand,
carpet cleaning equipment, and much more.
Jim Butler (Building Official) has recently stopped by my office and I was able to walk
thru and explain to him what we would like to do and why. If you have any questions,
please contact Jim.
Once the storage building is completed, our plan is to remove the equipment and
materials from W. Zintl, Inc.'s shop and from our four semi trailers so that we can get rid .
of them.
For your reference, I am enclosing a list of contacts and information for the different
areas that will be involved in the construction of the storage building.
We have a good track record and have proven in the past that we will do everything
necessary, and then some, to see that the job gets done right.

Tree Protection and Replacement
We will protect all trees with silt fence or construction fence. Our plan shows that the
total number of trees to be removed is 21, which equals 323 inches. Our plan is to
replace as many trees as possible, or we will pay the difference if that is what the city
wants.
