The building included a two-story drive through area on the east side. Public Storage is requesting that the drive through area be constructed with a third story to match the height of the main building. The addition will add 2,149 square feet, increasing the overall size of the building from 120,274 square feet to 122,423 square feet. The building is complaint with building height requirements. No other changes are proposed to the building or site at this time. A letter has been provided by Jeff Weeder of Galloway explaining the request. The request is minor and will not require a Design Guidelines review. Staff wanted the City Council to be made aware of the change prior to construction. If there are any concerns or questions, the City Council should provide comment. Dear Scott, As discussed, please find attached revised exterior elevations for the proposed redevelopment of the Public Storage at the referenced location. Following approval of the referenced application for a Conditional Use Permit(CUP) by City Council on May 22, 2018, Public Storage asked Galloway to review the feasibility of adding a third floor of storage over the drive-through loading appendage. Please note that while almost the entirety of the proposed building is three stories, the drive-through loading appendage as approved is a single story that is roughly two stories in height. This is done to make sure larger trucks or vans will have access to the climate controlled drive-through loading area. Rather than limit the drive-through structure to only two stories, Public Storage would like to add an additional story for additional storage capacity above the drive-through loading appendage. The proposed change will add 2,149 square feet to the overall building, but will not impact the proposed building footprint of 41,524 square feet. Additional square footage will all be contained within the third floor of the building increasing the overall size from 120,274 square feet to 122,423 square feet. While these proposed changes will not impact the footprint or site plan of the proposed redevelopment, they will impact the previously approved exterior design/elevations by increasing the height of the drive-through loading appendage to match the height of the remainder of the building. Please recall the proposed building is 35' in height which is in compliance with the Zone District. Please note that we are not proposing any changes in materials, colors, etc. Just simply increasing the height of the drive-through loading appendage to accommodate additional storage space above and match the height of the remaining building.
