Following are our comments and recommendations: Sheet C1.1 – Site Plan 1. Previous comments addressed. Sheet C1.3-4 – Site Details 1. Previous comments addressed. Sheet C2.1 – Grading Plan 1. Previous comments addressed. Sheet C3.1-2 – Erosion Control Plan 1. Previous comments addressed. Sheet C4.1 – Utility Plan 1. The plan view still indicates PVC watermain; the City requires ductile iron pipe for watermain. 2. Include Detail Plate WAT-3, GATE VALVE AND BOX INSTALLATION. 3. The hydrants and associated valves do are not shown on the plan view per the detail plate WAT-9. The valves need to be three feet from the hydrant. 4. All fittings need to be epoxy coated. 5. All water main pipe needs to be wrapped in poly for corrosion protection. 6. It would be helpful to utilize the hexagonal symbol with the ID number for the Crossing Table, to tie to the symbols on the plan view. 7. Locate the watermain joints as far as possible from the crossing with the sanitary service (crossing #4). There is a 4” sanitary service shown on the plan that parallels Memorial Avenue from the existing manhole to the point where the 4” service connection is being made to the existing 8” PVC. 9. The pavement removed for the sanitary service connection shall be replaced in kind. 10. The sewer and water systems that service the property will be privately owned and maintained. Sheet C4.2-3 – Utility Details 1. Include Detail Plate WAT-3, GATE VALVE AND BOX INSTALLATION. 2. On sheet C4.2, Plate WAT-8 is shown twice. 3. On Sheet C4.3, Plate WAT-9 is shown twice. Stormwater Drainage 1. Provide the City with documentation of the conditions and approval from Brown’s Creek Watershed District. General Comments 1. The City reserves the right to inspect the construction of the project. The City or its designee shall be present for water and sanitary sewer service connections to the City’s systems. 2. The Owner will need to comply with all requirements of the NPDES Construction Stormwater Permit and the Brown’s Creek Watershed District. The City reserves the right to require additional erosion control measures as determined/necessary during the construction of the project. 3. Parking, lighting, landscaping and building improvements to be reviewed by others. 4. The Owner shall be responsible for obtaining all required permits. 5. Utility construction and improvements in the right-of-way need to conform to the City’s Standard Detail Plates.
