(Zintl) Kern Center 2nd Addition — Block 2 Our File No. 55-99-000 Dear Kris.- MAY i 0 2000 V 'I We have reviewed the Concept Development Plans submitted b Folz, Freeman, Dupa & Associates, Inc., and the draina area map and calculations prepared b Plowe En Inc. and have the followin comments/recommendations: Draina Report-.. I The draina area map and calculations are satisfactor as submitted. For future reference, we would like to see subdraina (subcatchment areas broken down further to show the area and runoff tributar to each catch basin/inlet or spillwa 2. The storm water runoff calculations should be based on a 1.00- storm event for overall site runoff and/or pondin considerations. The storm sewer inlets and pipe should be based on a 10- storm event. Gradin and Draina Plan: 3. Show the size and slope of all proposed storm sewer to verif material and capacities. 4. The ultimate normal water level (NWL) and hi water level (HWL) of the pond adjacent to and immediatel west of this site is elevation 928.0 and 93 1.0, respectivel This is based on our previousl prepared overall draina anal for the Kern Center area. As such, all proposed flared end sections enterin the pond should do so at an elevation of 928.0. This will result in raisin the flared end sections and first upstream catch basins shown b 1.0 feet. 5. Ade erosion control measures should be shown for all spillwa exitin parkin areas. 6. The proposed culvert under the northerl drivewa entrance should be shown correctl under the drivewa 2335 West Hi 36 ■ St. Paul, MN 55113 a 651-636-4600 m Fax: 651-636-1311 Utilit Plan: It is understood that the sanitar sewer and water main utilities servin this development will be privatel owned and maintained. 7. The water main should be "looped" (connected) in the north-south direction between the two lon ease-west services. 8. Differentiate between the existin main line utilities and service stubs in Memorial Avenue North ri and what is proposed to be installed. Circulation & Si - Plan: 9. We recommend that the southerl cul de sac be constructed at its ultimate location ( centered on the southerl propert line at this time. As shown, the southerl drivewa will need to be reconstructed if the cul de sac is not constructed until later. The developer should work with the adjacent propert owner on this matter. 10. Verif that the southerl cul de sac la proposed g rades and culvert will not be in conflict with the existin 42" reinforced concrete pipe storm sewer.
