The city of Oak Park Heights is in receipt of your application for a PUD concept and
general plan amendment for construction of a new office building with warehousing and
a cold storage building at 5570 Memorial Avenue North. The application also includes a
site and building plan review. With this letter, we are notifying you that your application
will be deemed complete with the receipt of the following information by January 2,
2008:
1 The City Engineer expressed concern regarding the location of water lines
adjacent to the gas storage and the south property line. Please discuss alternate
locations with Dennis Postler.
2. The trash enclosure is shown constructed over lot lines. This would complicate
future sale of the individual properties. The trash enclosure should be
constructed completely on the lot under review.
3. The City Arborist indicated that more of the existing trees could be preserved on
the north property line. The landscape plan should show more plant density than
currently shown.
4. The applicant should indicate the process for gaining approvals with Washington
County and the MPCA for the gas storage /pumping facility.

As part of the review process for this application, a plan review will be conducted on
Wednesday, January 2, 2008 at 9:45 Ally at City Half. We encourage you and your
representatives to attend this meeting. If the information is submitted as required by the
specified date, the application will be placed on the January 17, 2008 Planning
Commission meeting scheduled for 7:30 PM at City Hall.
Pursuant to Minnesota statutes 15.99, Subd. 3(f), the City of Oak Park Heights is
herewith extending the period of time for agency /city review of the application for an
additional 00 day period (for a total of 120 days from the date of application) inasmuch
as the City has determined that additional research and study by City staff relative to the
complexity of the project as proposed will be required. Please contact me with any
questions you may have.
