We have reviewed the general plans for the W.A.T.E. Enterprises (5570 and 5590 Memorial Avenue) as
submitted by Folz, Freeman, Erickson, Inc. Following are our comments and/or recommendations.
Development Comments
All utilities and parking lots will be privately owned.
I . The tree removal plan shall be reviewed by the City Arborist.

1. There are several doors shown around each building that open to bituminous surfaces. Will there
be concrete stoops at the doors? If not, concrete stoops are recommended at each door to
prevent the creation of a trip hazards if the bituminous settles or not allowing the doors to open as
the bituminous heaves.
2. The current drawing has several transformers on the property to the north. Are these transformers
for the proposed 5570 and 5590 buildings? If so, are there any issues with future ownership?
3. The transformers adjacent to Building 5600 are placed directly on top of the existing sewer and
water service. Verify that there will be no conflicts with these utilities and the electrical conduits.
The transformers at this location could potentially cause future problems if repair is necessary on
the water or sanitary service.

Detailed design drawings and calculations for any retaining walls over 3.0 feet tall shall be
submitted to the Cit for review and approval prior to construction.
2. If the client wishes to replace the rip rap with a more natural appearance the turf reinforcement

sections be extended to the next drivewa entrance.

1.Verity there is, adequate cover for the 27 sewer at the nmiheast comer of the site.
2. Due to the water main on the southwest side of the property being only 5feet from the property
line it is recommended that a temporary easement be obtained from the Post Office for the
,construction of this water service, as well as an other g radin g activities that ma encroach.
