Per our conversation of this morning, please find the plan set, project manual, review report
and related items erroneously sent to the City of Oak Park Heights.
I appreciate your following up with me to clarify that CCLD will be doing the inspections of the
facility for the project.
I have notified General Contractor, Parkos Construction and Plumbing Contractor, United States
Mechanical of the correction and have advised both of them that they should contact the
appropriate departments at your end to secure their work permits.

Except as noted below,the construction documents for the project described above have been
reviewed for substantial compliance with requirements of the Minnesota State Building Code.
The following comments shall be resolved before a building permit can be issued. The architect
or engineer shall respond within 14 calendar days by a letter of verification and revised
construction documents or addenda that clearly identify that corrections have been made as
required by this plan review.
General Building Design:
1. Clarify if shower box at shower 1-142 will be removed and reinstalled. Floor Plan
Keynote#7 is missing from Detail All on plan sheet A3.1 however it is shown for the
other showers at this and the rest of the complexes except Complex#8. Provide revised
plan sheet A3.1 as necessary. [MR1300.0130]
2. Per Floor Plan Keynote #8 an infill of the abandoned recessed security shower panel with
CMU is to be performed. Provide clarification on how access to this space between
Showers 141-142 and 241 and 242 is to be accomplished. All complexes except#8. No
access to this Mechanical/Plumbing area is shown. Provide revised plan sheets.

3. Please note that under the demolition process, there may be many instances where the
removal or abandonment of a fixture, duct, conduit or other piece of equipment may leave
an opening in a required fire-resistive assembly. As part of the demolition and
remodeling process, any required fire-resistive wall or floor or floor/ceiling assembly that
has been left open by demolition work will be required to be fire-stopped or sealed in
accordance with IBC Chapter 7 for the necessary rating protection. Provisions for
required fire-stop conditions must be included as part of this project. [IBC 703, 714 &

Accessibility Comments:
1. A vertical grab bar 18 inches minimum in length shall be provided on the control end
wall 3 inches minimum and 6 inches maximum above the horizontal grab bar, and 4
inches maximum inward from the front edge of the shower. Coordinate detail D8 of plan
sheet A3.1 rooml-148 and detail A10 of sheet A3.3 room 4-148 to include a vertical grab
bar in the drawing. Also, coordinate detail J9 on plan sheet A6.1 showing the vertical
grab bar. MAC A117.1 Section 608.3.1.2. Provide revised plan sheet A6.1.
2. Horizontal grab bars shall be provided across the control wall and on the back wall to a
point 18 inches from the control wall. Coordinate detail J9 of plan sheet A6.1 showing
the horizontal grab bar at control wall. MAC A117.1 Section 608.3.1.1. Provide revised
plan sheet A6.1.
Mechanical Comments:
1. Separate mechanical permits, among others, shall be obtained prior to commencing such
work.
2. All mechanical ventilation and/or hydronic systems shall be balanced in accordance with
IMC Section 309. System balancing reports shall verify system performance and shall
specify that the minimum amount of outdoor air required in IMC Section 403, is provided
to the ventilation system. Testing results and start-up certifications must be provided to
the Regional/Local Building Official upon completion. [MR 1346.0309]
Separate approvals and/or authorizations must be obtained for work covered by: CCLD/DLI
Plumbing Division for compliance with the provisions of the Minnesota Plumbing Code,
CCLD/DLI electrical unit for compliance with the State Electrical Code,the Elevator Safety
Section for approval of elevators and related devices, and the local municipality for other
requirements as authorized by law. Additions or remodeling work shall not cause the existing
building to be in violation of the fire and life safety requirements enforced by the Municipal Fire
Code Official or the State Fire Marshal.
