If a request for planning/zoning action on the subject site or any part thereof has been previously approved,please describe below: GENERAL CONDITIONS Application Review: The undersigned acknowledges that before this request can be considered and/or approved,all required information and fees,including any deposits shall be paid to the City. An incomplete application will be returned to the applicant.The application approval process commences and an application is considered complete when all required information and fees have been submitted appropriately to the City. Professional Fee Responsibility: It is the understanding of the undersigned that all City incurred professional fees and expenses associated with the processing of this request(s)will be promptly paid upon receipt. If payment is not received from the applicant,the property owner acknowledges and agrees to be responsible for the unpaid fee balance either by direct payment or a special assessment against the property. We have purchased the multi=tenant property Located at 5898 Omaha Ave North to add to our other successful Small Business and Entrepreneur Incubators located within the Cities of Forest Lake,Andover, Rockford, Zimmerman, Ham Lake, Elk River, Lake St Croix Beach and Ramsey.We have seen a great demand to provide opportunities for entrepreneurs who desire to locate their start up business in Oak Park Heights and our desire is to provide these new business's with a facility that meets the States qualification for a Used Car Dealer. We Propose to add conforming opportunities for up to 9 Used Motor Vehicle Licensed Dealers but we will keep most of the current tenants that are currently in the building. Tenants that we propose to keep are La Croix Salon, Serenity Therapies,Annette Bruchn,and Garden of Eden Spa. These current tenants will occupy 6 of the offices thus we will be starting out to fill the remaining 3 offices with Used Car Dealers. Used Car Dealers all must have private entrance, 5 sales parking stalls, storage of records and files at their site and be available for state inspection one day of the week for 4 hours.As a note 1 of the 5 stalls can be used for the vehicle that the Dealer may be driving to facility. Currently there is hard surface parking for approximately 67 vehicles at the site. This is more than adequate for current tenants and proposed Used Car Dealer tenants. At full capacity with 9 Used Car Dealer offices we would only need 45 parking stalls. Our Small Business and Entrepreneur Incubator provides employment as well as business experience to many new business owner operators in a high quality professional environment. We have a great track record in the other 8 cities we are located. As a side note, most of the Used Car Dealers sales are done on the internet. The used car business has changed. Customers don't go from car lot to car lot looking for cars, they find the car they want on the Internet and then go to check it out and buy.
