The application consists of a request for Design Guidelines/Site Plan review. With this letter we are notifying you that the application is not complete. The City will deem it complete with receipt of the following items by March 20,2019: 1. Please provide mailing labels for properties within 500 feet of the exterior boundaries of the property. 2. Clarify the fencing plans for replacement south of the yard. Will the fence be replaced as it currently exists? Pictures to indicate the existing situation and plans for the new fence should be included. 3. Indicate what landscaping is to be removed and replaced to accommodate the lane and canopy addition as well as moving the fence. The plan from Menards and the plans from Loucks do not agree and should be clarified. 4. All lighted signs will be required to comply with current standards. The sign lighting should be designed such that only the text and logo portions of the signs are to be lit at night. The sign background will need to be dark. 5. Please contact the Brown's Creek Watershed District to determine if they will need to review the plans. We would invite you and your representatives to a staff meeting on March 20, 2019 at 10:30 AM at City Hall to discuss these issues and address any questions you may have. Tyler Edwards Page 2 If all of the application materials are submitted as requested, the Planning Commission would consider the application at a meeting scheduled for April 11, 2019 at 6:00 PM in the City Hall Council chambers. Pursuant to Minnesota Statutes 15.99, Sub. 3(f), the City of Oak Park Heights is herewith extending the period of time for agency/city review of the application for an additional 60-day period (for a total of 120 days from the date of a complete application) inasmuch as the City has determined that additional research and study by the City staff relative to the complexity of the project as proposed will be required.
