CURBAN P L A N N I N G • D E S I G N • M A R K E T RESEARCH rCEEIME MAR j MEMORANDUM 2 5 1994 TO: Oak Park Heights Mayor and City Council FROM: Elizabeth Stockman DATE: 24 March 1994 RE: Oak Park Heights - Taco Bell Revised Site Plans FILE: 798.02 - 93.05 Revised site plans have been submitted by Taco Bell which reflect the utilization of the existing curb cut onto the frontage road as required by MnDOT, rather than utilizing an access point further to the west as was originally proposed and approved by the City. The previous and revised site plans have been attached for your reference. Contact was made with the City Attorney to verify that review by the Council was again necessary, due to the change involving a major component of the site layout. Thus, review of the revised plans will be added to Monday nights agenda, but will not require a public hearing. After review of the plans by our office, the new alignment is considered to be acceptable with regard to on-site vehicular circulation and compliance with Ordinance standards. The City Engineer should also review and approve the plans, as changes in site grading and drainage have occurred as a result of the realignment.
