Dear LaVonne:
We have reviewed the grading and utility plans for the construction of a new Taco Bell Restaurant
at the Dairy Queen site at the southeast corner of 60th Street and Omaha Avenue.
The proposal is to remove the existing water and sewer service lines and to construct new services
of the appropriate size. This work can be done without disturbing any of the adjacent street
surfacing, and is acceptable. The plan provides for surface draining all storm water from the site
and intercepting it in an existing storm sewer structure at the north entrance on the east side of the
drive. It is suggested that a catch basin also be installed over the existing storm sewer on the west
side of the north entrance drive, with the driveway crowned for positive drainage.
The existing site has a driveway onto 60th Street and one access to Omaha Avenue, which is also
the proposal for Taco Bell. The driveway on 60th Street is being moved about 70 feet closer to
Omaha Avenue. The greater distance from the intersection is desirable, but we do not feel that the
impact of a closer location will be really significant. On the other hand,it does give greater spacing
from the McDonald's driveway. The driveway onto Omaha Avenue has been moved farther to the
south,which is desirable to allow for more stacking space for cars trying to access the frontage road
before turning conflicts are experienced.
In summary, we believe that the plan, as submitted, is acceptable from an engineering standpoint
and would not require any conditions for approval, except for the suggested catch basin addition as
noted above.
