Thanks. 3-10-1 M C R C NI N E3 1 9,d 1 2 6 A Super merit and Valvoline Instant Oil Chan propose to jointl develop the 2,S acre Outiot B of the Bracke West Addition. This presentl vacant site will be divided approximatel 55% to Sup erAmerica (proposed lot 2) and 45% to Valvoline (proposed lot 1) . The SuperAmerica will provide 24 hour wits. Valvoline Instant Oil Chan will construct a 1680 sf buildin with three drive thr service ba The brick and rock faced block will match the materials used for the SuperAmerica buildin The Valvoline site and the SuperAmerica carwash each provide stackin capacit well in excess of that which our customers hav'e been observed to endure. The most used parkin at an Su per America are the spaces at the fuel islands and the 8 spaces alon the front of the store. Parkin for the maximum of 5 or 6 emplo on site at an time is provided at the ed of the site. In all cases the light source will be shielded from view. Beneath the canop we propose to use the "dropped lens" option which still shields the source, but permits a more efficient distribution of the li in this important area. The li of the site will be t of a SuperAmerica. The roost intense li (more than 80 ft a) is confined to directl under the canop The -li intensit drops to 5 ft c. at the ed of the paved area with the exception of the entrance and exit to the car wash and instant oil chan i)din and at the driveways onto Neal. When we.first discussed this proposal with staff it was not clear how the si ordinanct would be interpreted re the canop' and the number of freestandin si permftted. We preemptivel applied for a variance to allow a redistribution of the allowed si area on the s�e to accommodate two uses on a sfte with three fronta The total si area re 596 sf, is well below the sign,area permitted on the site- but ma not be arran exactl as anticipated b the Code.
