Th -`request is for a sideyard variance of 5 feat to a proposed setback of 5 feet for an attached garage. The ordinance requires a 10 foot sideyard 'setback for an attached garage. The practical difficulty in this situation is two fold: first, the lots have been altered by the necessary taking of the easterly halves of lots 18 and 19 for highway rights of way. This section effectively lessoned alternatives available to the property owner. second; the home owner does not have a garage at this time. Planners Recommendation: The variance for a 5 foot sideyard setback appears warranted due to the practical diffi- culties noted. However, the request for additional sideyard or frontyard waivers would not seem to be a part of any practical difficulty. Applicant: Lawrence Signs - Goodyear Service Store. The application for sign variance has been reduced to a total of 237 square feet of sign area as opposed to the original 316 square feet. The request to place the freestanding pylon sign can be placed in the northeast corner of the site but no closer than 20 feet from the front lot line nor 20 feet from the east lot line. The pylon sign should also be reduced to a 32 x 12 foot variety or 42 square feet in size. If the remaining sign area is unchanged, the total request would then be for 206 square feet of signing. This would still be some 225% over the maximum 92 square feet allowed by ordinance. It would seem we are once again faced with the situation where the council may either grant extreme variances to the code or ask for still a further reduction. We believe that additional reductions would be possible without hurting the visibility factor of the tenant. In addition, we also believe that the existing sign ordinance should be restructured. ..t e.e.
