The site was modeled in HydroCAD, utilizing Atlas 14 rainfall depths. It is our understanding that a regional pond located to the south satisfies the City and Watershed storm water requirements for this development. PROPOSED SITE DEVEOPMENT The proposed site development will consist of a two-story, medical office building (building footprint of 34,000 s.f)with associated parking and landscape areas. The site development will include relocation of on existing drainage swale currently running through the southeast portion of the site. The drainage swale will be relocated southeast of it's current location and will be adjacent to C.S.A.H. 15. The site is divided into 4 sub-drainage areas which ultimately discharge to Kern Center Pond. • The northwest portion of the site's stormwater runoff flows northwest, discharging into the eastern Memorial Ave ditch(DA- S20). • The southeastern portion of the site's stormwater runoff flows southeast, discharging into the relocated drainage swale (DA- S21). • The central portion of the site includes the building drainage and main parking area's stormwater runoff will be collected in stormsewer pipe and discharge into Kern Center Pond via a 24" FES. (DA- S22). • The remainder of the site's stormwater runoff will flow southeast and discharge into an existing Kern Center Pond via a riprap swale.(DA- S23). Multi-Disciplined Surveying&Engineering TBPLS Firm No.10074302 we stwood p s.com February 11, 2020 Page 2 DRAINGE SWALE AND CUL VERT SIZING In addition to this project site,the adjacent developments are included in this drainage analysis to properly size the culvert connecting the Memorial Drive ditch to Kern Center Pond and the relocated drainage swale. • The proposed culvert under the proposed drive way along Memorial Ave. was sized to accommodate future development area northeast of the project site (DA-S8). The calculated flow for a 100-year event is 20.31 cfs. The proposed 24"RCP culvert at 1.0%has capacity for this flow. • The relocated drainage swale has a 6-8 foot ditch bottom and 4:1 side slopes. Assuming a Manning's n=0.035 the depth of flow in the ditch for a 100 year event is approximately 1.0 foot. FLOODPLAIN AND DRAINAGE ALTERATION Per Brown's Creek Watershed District Rule 7.3 Criteria for Floodplain or Drainage Alteration, Floodplain filling must be accompanied by a replacement of flood volume between the ordinary water level and the 100-year flood elevation.Per information provided by BCWD, Kern Center Pond 100 yr HWL is 937.10 and ordinary water elevation is 928.80. The proposed building FFE is 941.0. Table A shows the existing and proposed flood storage volumes within the development area.
