Dear Ms. Belisle:
Having not received a development application from you, following my communication of October 21,
2020 regarding your desire to seek a variance to the lot size requirement to the above-referenced
property/project, I am returning to you the items that you had remitted with regard to the property
and project proposal.
Enclosed herein, please find (1) October 13, 2020 dated permit application for a duplex and garage
structure construction; (2) Plans for the duplex (twin home); (3) Certificate of Survey; (4) Site and
Grading Plan; and (5) Erosion Control Plan.
Should you wish to seek approval for a deviation of the required lot area as per City Zoning Ordinance
for construction of a twin home, without the secondary garage structure on the site, a variance from
the City—through its development process, for reduction of the lot area requirement will be needed.
The development application with the schedule for application submittal deadline and public hearing
is maintained on the City webpage at www.cityofoakaparkheights.com.
At this time, I have an open permit for Stage 1 demolition and some general remodeling as per your
initial plan for the property, as issued in August. Work to some degree appears to have commenced.
Prior to the end of the year, please let me know if you plan to proceed with the stated remodeling of
the home or as you mentioned as a possibility, fully demolish it and the attached garage structure.
