Oak Park Heights, MN 55082 Reference: Palmer Station: Grading As -built Review, Lot 7 (5606 Oak Cove North) Dear Eric, We have reviewed the Grading As -built submitted for Lot 7, Palmer Station, received on 12/18/2020. The Grading As -built is not in conformance with the approved Certificate of Survey and the approved grading plan. The lot will need to be re -graded in the rear yard, when conditions allow. Subsequently, a new Grading As -built will need to be submitted for review. There will need to be a meeting with the developer prior to the re -grading of the site, to confirm everyone's understanding of the required final grading for the lot. The requirement that the City be notified when the final grading of the lot is completed (before the sod is placed), so that the grades and drainage can be confirmed before the sod is placed, is still in force. The stipulations above should be included in the conditions for a conditional certificate of occupancy. If you have any questions or require further information, please do not hesitate to contact me.
