PERMANENT PUBLIC UTILITY AND DRAINAGE EASEMENT

THIS AGREEMENT,made this 2day of OC.16N_ , 2020, by and between
Grantor, Rickie and Tianna Nelson of 15242 64th Street, and the City of Oak Park Heights,a municipal corporation
under the laws of the State of Minnesota,Grantee;
WITNESSETH,that the said Grantor, hereby grants and warrants to said Grantee, its successors and
assigns,a permanent easement for public utility and drainage purposes,and for ingress and egress at any and all
times with all machinery,equipment and materials necessary for the aforesaid purpose, in,over, and upon the
following described property owned by Grantor and situated in Washington County, Minnesota:
A perpetual easement for drainage and utility purposes over, under, and across the northerly,easterly, and
westerly 10.00 feet and the southerly 5.0 feet—encompassing the entire perimeter of the following described parcel:
Lots 1, 2, 3 and 31 of McKENTYS ADDITION TO STILLWATER,as of public record,Washington County, Minnesota.
Containing 0.44 acres, more or less.
The perpetual drainage and utility easements are further described as encompassing:
The West 10.00 feet of Lot 31,the North 10,00 feet of Lot 31,the East 10.00 feet of the North 29.16 feet of Lot 31
The North 10.00 feet of Lot 3,the East 10,00 feet of Lots 1,2, and 3, and the South 5.00 feet of Lots 1 and 31.
TO HAVE AND HOLD said Easement unto said Grantee and its assigns. The Grantor hereby warrants the
title to the easement properties and will defend such title against the lawful claims of all persons.
IN WITNESS WHEREOF,said GRANTOR has hereunto set its hand the day and year first above written.
