GENERAL CONDITIONS
Application Review:
The undersigned acknowledges that before this request can be considered and/or approved,all required
information and fees, including any deposits shall be paid to the City. An incomplete application will be
returned to the applicant. The application approval process commences and an application is considered
complete when all required information and fees have been submitted appropriately to the City.
Professional Fee Responsibility:
It is the understanding of the undersigned that all City incurred professional fees and expenses associated
with the processing of this request(s)will be promptly paid upon receipt. If payment is not received from
the applicant,the property owner acknowledges and agrees to be responsible for the unpaid fee balance
either by direct payment or a special assessment against the property.
Applicants will be billed on a monthly basis for Planning, Engineering,Legal and Community Development
fees as they are accrued. It is understood that interest will be charged on the account at the maximum
rate allowed by the Fair Credit Act if it becomes thirty(30) days past due. Failure to pay administrative
and processing fees in a timely manner may result in denial of the application. All fees must be paid at
the time of the application and shall be paid prior to the issuance of a building permit.
The undersigned applicant further acknowledges and consents that all unpaid fees owing the City of Oak
Park Heights shall be treated as unpaid utility fees and may be certified for collection as with delinquent

Hi Roy,
Your survey and plans were shared with the contract City Planner for discussion
today. There are some areas of clarification needed to determine if zoning code
requirements are met or if you may ultimately still require a conditional use
permit. Rather than bouncing you back and forth with email and counter stops, we
would like to have a zoom meeting with you this coming Wednesday, January 27th at
10:30 a.m. to discuss your project proposal with the City Planner, Eric, myself and any
other relevant staff Eric determines appropriate. Eric will send you an invite link to
the meeting via email.
Please provide clear definition on:
1. How the mudroom is being constructed and attached to the existing home;
Follow the footing detail, wall detail, and roof tie in on sheet 5of5 Garage Plan
2. Its planned use; Boots, coats, brooms, mops, etc
3. Provide a breakdown of the square footage of the mud room=12x13=156 sq ft,
under same room SOG grilling porch=8X13=104 sq ft, Laundry=
10X12=120sgft, Bathroom=6x9=54sq ft, and each space use noted in the
proposed garage footprint. Bathroom is a 1/2 bath used for the hose, Laundry
will house the washer, dryer deep sink and misc. equip to support this function.
4. Garage square footing is 1326 sq ft, take out the 120 Laundry room and 54
For the bathroom leaves 1152 for the garage.
Also,
1. What are your plans for insulating, heating and cooling the mudroom and garage
spaces? Shown on sheet 5/5 garage plan, 6 inch studs R-21 insulation and
house wrap. Ceiling is blow in.
2. What plumbing, in addition to that which will be required for a laundry and
restroom is planned for either the mudroom or the remainder of the garage area?
An existing 4 inch within the basement under the kitchen will be extended to pick
up the laundry and the % bath. Will vent through the roof of the new garage
directly up from the bathroom. Hot and Cold water will be extended from the
existing house.
3. Garage Will be heated by in floor hot water heat, and window air conditioner for
cooling.
4. All the new rooms (added to the house) will be served from the house for heating
and cooling.

Why I want to build an Attached 3 car Garage:
1.The existing garage is falling down.
2. My wife and I are getting up in age, I want to have the laundry room on the first floor for her so
she does not have to go to the basement to do laundry.
3. A 3 car garage will add value to the property, allow my wife and Ito park inside and for me to put
my utility trailer in the garage. I have also designed a room for a workshop for me to use, stay
active and enjoy my hobbies.
4. I want to also add a bathroom in the garage because we have one full bath for the house
currently.This too will add value to the property and be useful to us and future owners.
I understand there are 2 reasons that are requiring me to have a CUP:
1. Due to the lot size and layout in the old part of town, as the current code requires a 30 setback
from the rear lot line and this is not possible on this lot.The best I could get is an 8 feet setback
from the west (rear) property line.
2. The total size Outside dimensions in square feet of 1395 sq ft. This garage is connected to the
house with a new Mudroom, within the confines of the new garage I plan to add a laundry room
and a new bathroom for the house. The square footage of the new laundry room and the bathroom
do reduce the total square footage of the garage and increase the square footage of the home,
which will improve the value of the property.
I hope that this is useful to the board in reviewing and approving my permit application.
