It should be noted that this property is zoned B-2—General Business District-which allows car wash operations by Conditional Use Permit(CUP).City files do not reflect that a CUP was in fact issued. However such land use came into existence prior to such ordinance and CUP requirement. Should this facility be substantially destroyed or purposefully reconstructed to more than 50 percent of its value,a CUP would be required by the City and subject to City Ord.401.30.E.2.
