I understand that in connection with a proposed acquisition involving the
Typhoon Car Wash in Oak Park Heights, Minnesota, you have asked for
confirmation that the Property and the buildings and improvments located on the
Property are in accordance with zoning, building and other applicable
ordinances.
This letter is to confirm that the zoning classification for the property is B-2,
General Business which permits the operation of a car wash and a gas station
located on the site of the Property.
To the best of our knowledge a Certificate of Occupancy was not issued or
required at the time the building was constructed.
A copy of the B-2, General Business Zoning Ordinance is available upon request.
