This Ietter is to inform you that the removal of the property at 13930 Lower 59 Street and the revisions
made to the plat for Oakgreen Commons may have created a problem with the remaining tri-plex
building structure (13924Lovver5o In my review of the pians, it appears on page C2.1 that the
new property line is at the building line of unit 13924 Lower 59 Street.
If this isthe case, then you will need to address the design of the exterior iaII. Please note that per the
MN State Building Code, the following is required:
1) Abui|ding Iess than five feet to the property line is required to have a one hour fire rated
exterior wall.
2) A buliding Iess than three feet to the property line is not permitted tohavea openings i.n the
exterior wall.
3) The maximum percenta of exterior wall openings is 25 percent for a building greater than
three feet and less than five feet.
4) In addition, the eaves of the structure may not go over the property line.
Please contac me ifyou have any questions. Ifthe property line is at the building line, 1 will need design
plans showing a listed one hour exterior wall and truss design and a new east elevation of the building.
