The application consists of a request for a Planned Unit Development Amendment, Conditional Use Permit for a drive-thru, and Site Plan/Design Standards review in the B-2 General Business District. With this letter we are notifying you that the application is not complete. The City will deem it complete with receipt of the following items by October 27, 2021: 1. Provide mailing labels from Washington County within 500 feet of the subject property. 2. Provide a plan that includes the project site as well as the surrounding development including Highway 36. 3. Provide a sign plan for the parking lot that provides direction to drive-thru customers. 4. Provide additional details regarding the light fixtures. Are any new or different wall fixtures being proposed and where are they to be located. Are there any changes to the parking lot lighting? 5. Provide sign details for the dental office and the other tenant. Sizes of wall signs with no sign content is required. Will a freestanding sign be requested? 6. Provide an update on stormwater plans and provide additional information as required. 7. Provide an inventory of the trees to be removed with the proposed site changes. 8. Provide colored elevations of the proposed building. 9. A building materials and color board will be required for the Planning Commission meeting. Julie Margetich October 20, 2021 We would invite you and your representatives to a staff meeting on October 27, 2021, via a Zoom meeting at 10:30 AM to discuss these issues and address any questions you may have. Julie Hultman will be in contact with you regarding the meeting. If all the materials are submitted, the Planning Commission would consider the application at a meeting scheduled at 6:00 PM at the Oak Park Heights City Hall on November 18, 2021. Pursuant to Minnesota Statutes 15.99, Sub. 3(f), the City of Oak Park Heights is herewith extending the period of time for agency/city review of the application for an additional 60-day period (for a total of 120 days from the date of a complete application) inasmuch as the City has determined that additional research and study by the City staff relative to the complexity of the project as proposed will be required.
