Dear Paul:
Thank you for meeting on site with Water Conservation and City staff to check on the possibility
of a water line leak to the units with respect to the water issue at the units. Fortunately, none was
found. Unfortunately, the problem remains and needs to be addressed in order to preserve the
safety of the building structure for units 5944, 5946 and 5948 Oakgreen Ave. N.
The foundation at 5944 is clearly in disrepair with visible openings and rebar exposed. The gutters
on the building are not sufficient for moving storm water off and away from the structure. Those
that are in place are not extended so that water is moved away from the foundation.
It is also evident that water is entering the foundation and undermining it and appears to have been
so for some time,based on the disrepair of the porch areas to the north side of the units,particularly
at 5944. It is imperative that the water source be located by a foundation repair expert and that it
be removed and addressed, the foundation repaired properly and effective efforts to keep water
away from the foundation and drained properly must be undertaken.
This responsibility does fall to each of the homeowner of units 5944, 5946 and 5948. In the
absence of a homeowner association, the three of you will need to work collectively to undertake
the necessary investigation and repairs in a timely manner so that the structural stability of the
townhomes does not become undermined to a point of them not being safe for living within.
