Handout.pdf
Hi Natalie,
As noted in the accessory structure handout, I do need detail as to the width, length and height of the proposed shed.
Materials are to be compatible with the house and should be noted in detail so as to clearly understand what will be
used. Property lines need to be determined so that setback verification can be made. A plan or narrative that describes
the actual construction is needed to identify code compliance as well. For example, how are the walls being built and of
what material; how is it being placed on the yard area, how is the roof being attached, will there be windows? Doors?
And such...
I have attached a couple of screen shots. One is from an old plat map and the other is from Washington County GIS.
Your legal description comes up as Lot 18, Block 12 Elfelts Addition. Looking at the current GIS photo, it looks like you
may have two small lots about 39.25 feet wide and approx.. 71 feet deep. Looking at the GIS photo from Washington
County, the area where you have your shed started does not appear to belong to your home and is noted as not geo
coded. You are going to need to figure out what land is yours and then determine your property lines.
Yes a fence does require a permit. The fence permit packet is attached. Property lines will need to be located or the
adjacent property line owners will need to sign off on the Memorandum document, in info. Packet, as to agreeing to
location of property lines. Fence installers are required to be licensed by the City, if they are not licensed with the State
of MN.
A couple of things might help:
1). A visit to the Washington County Surveyor's office so that they can help you accurately identify your property
and lines.
2). Having a surveyor come and locate your property corners. A full survey is not required, but since you are
potentially planning for a fence and the rear yard depth seems to be in question, you should get that verified.
Without clear identification of your property boundaries, setbacks cannot be determined for your shed nor for
placement of a fence. As it sits, I cannot issue a permit for placement of a shed. I will hold your check until just after
Christmas and if we don't have things clear by then, I will return it to you and have you prepare a new one when you
have your details in place.
Wishing you wellness and a Joyous Holiday Season^'
