Dear Mr. Michael,
Thank you for your call this past week. I appreciated the opportunity to speak with you. Please reach out anytime if
you think I may be of assistance.
As promised, I did verify the licensing requirement for electrical work performed to rental units and found that a
properly Minnesota State licensed contractor must secure any electrical permits for work being done in non -
owner -occupied residences. This applies to both single and multi -unit rental properties. It is illegal for a non -
licensed owner to do electrical work on manufactured structures or in/on property that is rented, leased or
occupied by others. Electrical work performed within the City of Oak Park Heights should have a work permit
secured through the MN Dept. of Labor and Industry and inspected by their assigned inspector to our region.
Similar regulations apply to plumbing, wherein a properly Minnesota State licensed contractor must secure any
p!umbing permits for work being done in non -owner -occupied residences. This applies to both single and multi -unit
rental properties. It is illegal for a non -licensed owner to do plumbing work in/on property that is rented, leased or
occupied by others. Plumbing permits shall be applied for with and inspected by the City of Oak Park Heights.
Heating, Ventilation & Air Conditioning work permits shall be secured by an HVAC contractor who is properly
bonded with the State of Minnesota. A local City of Oak Park Heights mechanical contractor license is required.
Mechanical/HVAC permits shall be applied for with and inspected by the City of Oak Park Heights.
Building/Remodeling work permits for work being done in non -owner -occupied residences, both single and multi-
unit rental properties as well as to the building structure or common elements shall be secure. A local City of Oak
Park Heights commercial general contractor license is required. Building/Remodeling permits shall be applied for
with and inspected by the City of Oak Park Heights.
Property records show no record of permits requested or issued to units B-3 or B-4 since the construction of the
building. I am happy to help you with your permit questions/needs and remind you that per our conversation,
visits and/or inspections to your units shall be made with you in attendance.
