The park dedication amount was $30,720.00, based upon the numbers of units developed as part of the project. The park dedication at that time (1994)was based upon the overall numbers of units created as part of a development (see attached). The cash park dedication was not paid for the area recently approved as Valley View Estates 4th Addition in that it was not part of the subdivision and no units had been proposed to base a park dedication in cash. The $30,720.00 park dedication was calculated as follows: 10 Single Family Homes $450.00 x 10 = $ 4,500.00 11 Two Family Dwelling Lots $800.00 x 11 = $ 8,800.00 52 Townhomes $250.00 x 52 = $13,000.00 One additional bedroom per townhome $ 85.00 x 52 = $ 4,420.00 $30,720.00 Mr. Krongard will be required to pay park dedication for the Valley View Estates 4th Addition. The new formula for cash dedication would require 14 percent of the fair market value of the subject property. The fair market value must be established by a current appraisal, not by the tax value of the land. pc: Kris Danielson Mark Vierling Jack Krongard the subdivision be held in escrow for future sale or development. The moneys derived from the sale of escrowed lots will be used to develop or to purchase park land in the future. Subd. I . In residential plats one acre of land shall be conveyed to the City as an outlot by warranty deed for every seventy five (75) people the platted land could house based upon the following population calculations: Single-Family detached dwelling lots 3 .5 persons Two-family dwelling lots 6 . 0 persons Apartments , townhouses, condominiums and other dwelling units 1 person per bedroom Subd. J. In lieu of a park land donation, the City may require the following cash donations: Single-family dwelling lots $ 450 . 00 Two-family dwelling lots $ 800 . 00 Apartments , townhouses, $ 250 .00 per unit plus condominiums and other $ 85 . 00 per bedroom dwelling units above the first bedroom of each unit Commercial and industrial $1 ,750 . 00 per acre--pro- rated Subd. K. The City may elect to receive a combination of cash, land and development of the land for park use. The fair market value of the land the City wants and the value of the development of the land shall be calculated. That amount shall be subtracted from the cash contribution required by subsection J above. The remainder shall be cash contribution requirement. Subd. L. "Fair market value" shall be determined as of the time of filing the final plat in accordance with the following: 1.
