Please find the following responses and correspondence/maps from our files that should track the approvals granted for this development: Lack of Parking -The September 9, 1994 Planning Report addressed the issue of street widths and indicated that if parking for visitors was desired along one side of the street, the widths should be increased from 24 feet or 32 feet (see Attachments A and B). Additionally, the recommendation requested that the applicant provide plans for surface parking stalls that meet the requirements of the Zoning Ordinance. Mr. Krongard did submit plans indicating two stall garages and driveways that meet Zoning Ordinance requirements. He also submitted plans in 1996 showing additional guest parking stalls on the northerly edge of the driveways. Mr. Butler can confirm if these were installed, but I don't believe that they were (see Attachment C - Exhibit 3). Garage Dimensions - As indicated in an April 20, 1995 memorandum, the Building Inspector had confirmed that the building plans include at least a 20 foot garage length for the proposed townhome units (see Attachment D). Both of the Planning Reports dated August 4, 1994 and September 9, 1994 reference the requirements for garage size. Members of the Valley View Condominiums North Association had asked us this spring if minor changes to the plant varieties used for the landscape plan could be made for the eight plex currently under construction. After consulting with the City Arborist, Mr. Krongard was asked to make the changes which he agreed to do. Correspondence was sent to Mr. Krongard regarding this issue, but I do not have a copy within my files. I assume the City does.
