Suite 100 Anoka, MN 55303 Re: Response Letter to City of Oak Park Heights for Preliminary Submittal Review- Request for Additional Information File 0025802.00 Dear Mr. Richards: , plans and details to comply Westwood Professional Services, Inc., received the preliminary submittal review comment letter prepared by TPC and dated February 19, 2020, requesting additional information for the Design Guidelines/Site Plan review for a portion of Lot 2, Block 1, Oak Park Heights Station on Memorial Avenue North. We have addressed items 3, 5 and 6. Below are our responses in red, to the comment letter. 3. Comment: The trail shall continue to the south property line. Clarify diagram including design detail and compliance with ADA requirements. Response: Revised Civil Plans, dated 2/25/20, to extend the trail south and add a trail cross- section and bituminous pavement section for clarification. 5. Comment: Indicate if Brown’s Creek Watershed District has been contacted and where the project review is in the process. Response: An Application was submitted to Brown’s Creek Watershed District (BCWD) on February 12, 2020 for Rule 3.0 Erosion Control and Rule 7.0 Floodplain and Drainage Alteration. BCWD is in the process of reviewing the permit application package and if the project will require staff approval and/or board approval at the March 11, 2020 BCWD Board meeting. 6. Comment: Update the ALTA survey to include the proposed drainage and utility easement location. Response: The ALTA has been updated to include the proposed drainage and utility easement. The original item from the plan review has been copied with a response by Sperides Reiners Architects, Inc. (SRa) in bold italic type. A. The following items were noted pertaining to the Oak Park Heights City Design Guidelines. 1. Please provide the complete sign package. Response: See Architectural sheet A300 for building signage location and total square footage called out with keynote 11 2. Provide locations of building mounted light fixtures and specifications for fixtures. Ide ntify height of parking lot lighting from ground level to top of fixture. Response: See Architectural sheet A300 for building lighting called out with keynote 16. See document ‘90515 – TCO OAK PARK HEIGHTS – 2020-02-03’ for lot lighting mounting heights. 3. The trail shall continue to the south property line. Clarify trial diagram design details and compliance with ADA requirements. Response: See Westwood response included with this package. 4. Identify locations of mechanical equipment on the building and how it is to be screened. Response: See Architectural sheet A300 for roof top screen called out with keynote 6. 5.
