INSTRUMENT made this 30 el day of -2r , 1996, by and between
R. J. MOSER BUILDERS, INC., a Minnesota corporation, hereinafter referred to as"Grantor,
and the CITY OF OAK PARK HEIGHTS, a Minnesota municipal corporation(`City").
WITNESSETH:
The Grantor, in consideration of good and valuable consideration paid by the City, the
receipt and sufficiency of which is hereby acknowledged, grants unto the city a permanent
drainage and utility easement over, under and across the premises described below:
That part of Lot 10,Block 2, Autumn Ridge 2nd Addition, according to the recorded plat
thereof, Washington County, Minnesota, described as follows:
Beginning at the most southerly corner of said Lot 10; thence on an assumed
bearing of North 60 degrees 15 minutes 10 seconds East, along the southeasterly
line of said Lot 10, a distance of 110.90 feet; thence North 34 degrees 44 minutes
38 seconds West, a distance of 33.60 feet; thence North 31 degrees 47 minutes 10
seconds West, a distance of 19.89 feet; thence South 71 degrees 26 minutes 48
seconds West, a distance of 30.95 feet to westerly line of said Lot 10; thence
South 06 degrees 22 minutes 07 seconds West, along said westerly line, a distance
of 100.94 feet to the point of beginning.
